1. Understand what is possible
Every successful project begins with a clear understanding of what is possible—not just in terms of design, but in terms of budget, performance and long-term value. That’s why we start with a ‘feasibility study ‘ and ‘budget and cost planning ‘, to help you explore ideas with confidence before significant commitments are made. We believe the best sustainable homes are created when architectural ambition, environmental performance, and financial reality are considered together from the outset. By understanding both the opportunities and constraints early on, we can help shape a project that is inspiring, achievable, and built to last.
Just as thoughtful design is essential to bringing your vision to life, the right financial planning is equally important. We collaborate routinely with financial specialists to help understand funding pathways for sustainable projects. Where appropriate, and if you would find it helpful, we can introduce you to trusted ‘ mortgage and financial advice ‘who have experience supporting self-build, renovation, and sustainable home projects, by doing this we ensure your journey is supported at every step.
2. Shape your vision
This is the stage where possibilities begin to feel real. The ideas, aspirations, and conversations we’ve shared start to take shape as a tangible vision for your home or project.Through carefully developed ‘ concept design ‘we explore how your building could look, feel, and function, creating initial layouts and drawings that bring your ambitions to life. It’s an exciting and collaborative process, where creativity meets practicality, allowing us to test ideas, refine priorities, and discover
opportunities you may not have imagined. More than simply drawing plans, concept design is about creating spaces that reflect how you want to live, work, and experience your environment. By the end of this stage, you’ll have a clear sense of direction and a design that begins to tell the story of your future home or building.
3. Secure planning approval
Once a design has been shaped and refined, the next step is securing the approvals needed to bring it to life. For many clients, the ‘ planning application ‘stage can feel uncertain or complex, but our role is to guide you through the process with clarity and confidence. We prepare all of the drawings, supporting documents, and planning statements required to clearly communicate your vision and demonstrate how the proposal responds positively to local planning policies and its surroundings.
From submission through to determination, we manage the entire planning process on your behalf, liaising with the local authority and responding to any questions or requests for further information from the planning officer. Our aim is to make the process as smooth and stress-free as possible, allowing you to focus on the excitement of seeing your project move one step closer to becoming reality.
4. Develop technical drawings.
This is the stage where the vision becomes a buildable reality. Having established the design and secured the necessary approvals, we translate the concept into a comprehensive set of ‘ technical drawings ‘ that provide the detail and clarity needed to bring the project to life. These drawings go far beyond the plans prepared for planning permission. They carefully define how every part of the building comes together, from structure and materials to insulation, junctions, and the performance standards that will shape the comfort, efficiency, and longevity of the finished home.
Technical design is where thoughtful architecture meets practical construction. Every detail is considered to ensure builders, consultants, and approval bodies have a clear and coordinated understanding of the project. The result is a robust package of information that supports Building Regulations approval, reduces uncertainty during construction, and helps ensure the quality and performance envisioned at the outset are successfully delivered on site. By investing time and care in this stage, we help create a smoother building process, minimise costly surprises, and provide confidence that your project can be constructed exactly as intended.
5. Find the right builder
With the design complete and the technical information prepared, the focus turns to finding the right team to bring your project to life. Choosing a builder is one of the most important decisions in the entire process, and ‘tendering’ provides the clarity and confidence needed to make that choice well. We prepare a comprehensive package of drawings and project information and invite carefully selected contractors to provide detailed quotations. By ensuring each builder is pricing the same information, we create a fair and transparent process that allows costs, quality, and scope to be compared accurately.
When the tenders are returned, we work closely with you to review and evaluate each proposal, helping you understand not only the costs involved but also the differences in approach, experience, and value. Our role is to guide you through the decision-making process, ensuring the contractor you appoint is the right fit for both the project and your expectations. This stage provides an important opportunity to establish certainty before construction begins. It helps ensure everyone has a clear understanding of what is being built, how much it is likely to cost, and who will be responsible for delivering it. The result is greater confidence, reduced risk, and a stronger foundation for a successful build.
6. Manage the build
The moment construction begins is often one of the most exciting stages of the journey. After months of planning, design, and preparation, you finally see your vision emerge from the ground and take physical form. It is also the stage where clear guidance, oversight, and experience become invaluable so this is where we undertake ‘ contract and project management. ‘During construction, we act as your trusted representative, helping to ensure the project progresses smoothly and remains aligned with the design, quality standards, and budget established at the outset. We administer the building contract, carry out regular site visits, monitor progress, and provide an independent professional perspective throughout the build.
Construction projects inevitably involve decisions, questions, and occasional challenges along the way. When these arise, we work closely with both you and the contractor to find practical, fair, and timely solutions, maintaining clear communication and helping to keep the project moving forward.
Our role is not simply to oversee the work on site, but to protect the integrity of the vision that inspired the project in the first place. By providing ongoing support and professional guidance throughout construction, we help give you confidence that your investment is being delivered with the care, quality, and attention to detail it deserves, transforming carefully considered drawings into a place that can be enjoyed for years to come.
